Do I Need a Residence Permit to Buy Property in Turkey?

A foreign buyer generally does not need to hold a Turkish residence permit before acquiring real estate. Property ownership may be relevant to certain residence permit applications when the applicable requirements are met, but residence permits and citizenship are separate legal procedures.

Turkish Citizenship Through Property Investment

Buying property does not automatically grant Turkish citizenship. Under the current exceptional citizenship framework, eligible foreign investors may apply when they acquire qualifying real estate worth at least USD 400,000 or its foreign-currency equivalent and place a restriction on the title deed preventing the property from being sold for at least three years, together with satisfying the other applicable requirements.
